Today's LEED (Leadership in Energy and Environmental Design) topic defined by the USGBC (United States Green Building Council) is Sustainable Site SS Credit 5.2. Site Development: Maximize Open Space.
Suggestions from the Green Building Council below:
Perform a site survey to identify site elements and adopt a master plan for development of the project site. Select a suitable building location and design the building with a minimal footprint to minimize site disruption.
Strategies include stacking the building program, tuck-under parking and sharing facilities with neighbors to maximize open space on the site.
The LEED point is given to projects that go over and beyond zoning minimums to provide more then required open space. A building that has more levels with an elevator can take up less of a footprint on the site if all the programmed spaces were to be on one level. The buildings would also have tuck under parking that is a marketable feature so the additional money to build the parking area can be returned to the developer during the sale of the units.
Build covered parking in New England and most buyers will pay a premium for this over units without.
